ELECTIONS
The Association will mail ballots for the election of board members to all non-resident owners during December. Area Reps will distribute ballots to residents. Return date will be no later than January 15, 2007. Vote results will be announced at the Annual Report meeting in January.
CHRISTMAS PARTY
Spring River Lane and the Tenkillers (Trail and Lane) are sponsoring the 2006 Christmas Party on Tuesday, December 5, from 4:00 to 6:00 p.m. Snacks, finger foods and soft drinks are on the menu. Area Rep Eleanor Mengert has volunteered to chair the event. She may be calling for assistance. ANNUAL REPORT / MEETING
The CVTA Annual Report will be issued at a meeting on Monday, January 22, 2007, at 7 p.m. The meeting will be held at the Senior Citizens Room in Town Center, adjacent to City Hall.
CONDOLENCES
On behalf of all CVTA Members, the Board of Directors extends condolences to Linda Bean upon the occasion of the death of her husband, George. Mr. Bean died on November 8. A memorial service will be scheduled at a later date. Memorials may be made to Legacy Hospice. ~ Linda is the CVTA Area Rep for Annette Drive.
CVTA WEBSITE
CVTA has its own website at http://cvtownhouses.hrdy.net. The site has been updated recently. Webmaster Ron Schmidt invites input on site contents. The Newsletter will become a part of the site.
SECURITYIncreased electronic surveillance at the community center, along with heightened resident awareness, has diminished a recent spate of vandalism. The Board would like to remind residents that if you observe vandalism or any other type of criminal action, the first response is a call to the CV Police Department (257-5225). If CVPD is unavailable, contact Sharp County Central Dispatch at 994-2211. It will be beneficial if residents contact a Board Member or an Area Rep to notify them of any action they have taken.

The Newsletter extends a round of applause, a pat on the back and a word of gratitude to all board members, area representatives and committee members. All of these people give of their time and effort voluntarily to ensure that owners continue to receive the services that townhouse ownership provides. Current Board Members: Pres. Meetings begin at 9 a.m. The meeting is open to CVTA membership at 11 a.m.
The Board hires Dawn Scarborough as Secretary/Treasurer. Ms. Scarborough ensures that assessments are collected, bills are paid and budget is accountable. She provides an annual audited report for the Board and CVTA members. ASSESSMENTS
The annual assessment of $510 may be paid in full on or before Feb. 1, or in 10 equal payments commencing February 1. Failure to pay on schedule (monthly payments) merits a $10 per month service charge. Payments that have lapsed three to four months will cause the Association to serve a lien upon the property. Should a lien become a necessity, pass privileges may be automatically suspended, electronically, without owner’s consent.
Prior to lien leverage, the Association will conduct a review of extenuating circumstances. Owners in arrears will be given every opportunity to correct their accounts. BOARD ACTION BUILDING/GROUNDS COMMITTEE The Board of Directors approved recommendations submitted by the Building/Grounds Committee at the Board’s monthly meeting on November 7. The Association has assumed responsibility for all property surrounding dwellings. This includes maintenance of existing shrubbery adjacent to buildings. This also means that decorative plants must be in hand portable clay or plastic pots. The Board of Directors must approve all property alterations. If persons wish to make any changes to their property or structure, contact an Area Rep or a Board Member prior to a board meeting to ensure that the matter receives proper attention through timely presentation to the Board. AREA IMPROVEMENTSDuring the month of June, the Association replaced windows (double-paned) and doors at the Community Center. Additionally, a “change room” was added adjacent to the swimming pool. Swim club ladies are asked to restrict their change requirements to the change room and the ladies’ restroom. You are asked to leave the men’s restroom accessible. Occasionally, men attending a meeting in the conference room may have a need to use the men’s restroom. A night-light will be installed in the recesses of the parking area in front of 9 Whispering Winds. The owners of the residence allowed the light to be mounted on the exterior of their townhouse. Because the power charges will appear on their billing, the Association will reimburse them for this cost.
TRASH CONTAINER COMPOUNDS
Because of age and deterioration, the common area trash container enclosures on Tenkiller Lane and Eufala will be removed. Over time, they have become unsightly and unsafe.
Single or double compounds, dependent upon user needs and location conditions, will replace the common area enclosures. The Board will approve locations and mountings for these units. To ensure conformity, a sole source contractor will build all of the new units. Owners will purchase their own trash containers to be used in these new areas.

CHRISTMAS DECORATIONS
The Board challenges each of the Areas to compete for the best decorated area at Christmas. The winning area will be given special recognition via media releases, the website and at the Annual Meeting.
